Yes. All of our communities enforce the Residential Code of Ohio (RCO), which is a statewide baseline for home construction projects. Typically county, township, and municipal building departments are certified by the Ohio Board of Building Standards to enforce the state codes.
Excellent question! Yes, we do. We are well versed in the requirements of many, many homeowner associations and are happy to handle the process for our clients, which is usually a great relief! In 30 years of building in local communities, we recommend attaining HOA approval before contracts are signed and we apply for permits.
While the approval processes vary widely, you can expect to include the following: a site plan or architectural review with measurements, materials and color samples to make sure your choices are within aesthetic requirements; height and visibility details, lighting specifics; and timeframe with expected completion.
Since weather is always unpredictable, and each deck we build is custom, we will give you our best estimate based on size, materials, yard challenges, pre-scheduled builds and team availability. For a mid-size composite deck, we are currently quoting 6-8 weeks from design to done!
There are many reasons why built-in lighting is beneficial. First, is safety. Deck lighting improves visibility which reduces the potential hazard of multi-level designs or stairs. Second is ambiance. We offer energy efficient LED lighting with automatic sensors that turn on lights at dusk and off at dawn. Lastly, adding deck lighting extends deck usability later into the evenings and also into fall and winter months with shorter days.
Adding a deck can add significant resale value to your home. It adds living space and functionality as well as improving curb appeal. According to fastexpert.com, the average return on investment (ROI) for adding a deck is 72%.
We build with both TimberTech options—and while they are both excellent, low-maintenance choices, there are some key differences. First, the makeup of the boards. Their Advanced PVC is made up of 100% engineered polymer material (50% recycled) without any organic or wood matter. This makes the PVC more durable. Plus, it offers greater water and fire resistance and a 50-year stain-and-fade warranty.
The composite includes wood fiber and plastic (80% recycled) and offers a 30-year warranty, which makes this option more affordable—and still outperforms natural wood. We have physical samples of both options in our showroom so you can see and feel the differences.
While all decking boards will get hot in the sun, the TimberTech Advanced PVC deck boards we use are engineered to stay up to 30° cooler in the sun than competitive products. Made with proprietary polymer material, they are less dense, so they absorb and retain less heat. Choosing lighter colors can also help with heat resistance.
Klassic recommends warm water and TimberTech Deck Cleaner for stubborn stains. Depending on which type of material we use, the manufacturer recommends scrubbing with a medium to stiff, natural fiber or nylon brush. Find detailed cleaning instructions here.
Yes. Carefully. A power washer can be used for rinsing only with TimberTech products. The recommended maximum pressure is 1,500 psi. A fan tip nozzle should be used. Spray in the direction of the grain pattern, never across the grain or width of the board, to avoid damaging the product. One quick recommendation is to make sure you put a mat underneath the machine to avoid potential scratches from the vibrations.
All of our composite products resist UV rays or staining. TimberTech Composite and Advanced PVC decking products offer 25, 30, and 50-year fade and stain warranties.
We build a variety of pergolas. Some are permanently installed while others are non-permanent structures. For example, if you have a Pergola X that we installed, you’re in luck! Since those do not require concrete footings or permanent anchors, they can be relocated throughout your backyard or taken with you to your next address.
